HomeOS Beta is a friends-and-family TestFlight beta operated by Patternmail. HomeOS Beta helps homeowners, residents, and authorized users understand a home by combining property records, user-provided materials, and AI-assisted analysis.
This Privacy Policy explains what information we collect, how we use it, how we share it, and the choices you have. This is a beta product, so features and data handling may change as the service develops.
## Overview
HomeOS Beta is designed to help you organize and understand information about a home. The service may use public records, licensed property data, documents or photos you provide, notes you enter, beta feedback, usage data, and AI systems.
HomeOS Beta is not a replacement for professional advice. It does not provide legal, tax, insurance, real estate, engineering, appraisal, building-code, safety, medical, or emergency advice.
## Information we collect
We may collect the following categories of information.
### Account and contact information
This may include your name, email address, login information, beta invitation status, support messages, feedback, and communication preferences.
### Address and property information
When you enter a home address, we collect that address and related property information. This may include standardized address information, parcel or assessor identifiers, property characteristics, permits, assessment records, sale history, zoning information, maps, environmental or hazard information, solar information, utility service territory information, and similar property-related data.
Some of this information may come from public records. Some may come from licensed third-party property data providers. Some may be generated by HomeOS Beta from those sources.
### User-provided content
You may choose to upload, capture, import, or enter home-related materials, such as documents, photos, notes, inspection reports, contractor estimates, invoices, warranties, manuals, renovation records, insurance documents, utility bills, or other materials.
If you upload or import materials, we may store them so they remain available in your HomeOS Beta account and can be used to provide the service.
We may process these materials to help identify, summarize, or organize information about the home.
### AI inputs and outputs
HomeOS Beta uses AI systems to help analyze information, summarize records, answer questions, generate insights, identify uncertainty, and suggest possible next steps.
AI systems may process relevant property data, user-provided content, user questions, and HomeOS Beta outputs. AI outputs may be incomplete, outdated, or wrong.
### Usage, analytics, diagnostics, and beta feedback
We may collect information about how the beta is used, such as app interactions, features used, screens viewed, searches, uploads, processing status, errors, crash logs, diagnostics, device type, operating system, app version, IP address, approximate location from IP address, and similar technical information.
We may also collect beta feedback, support requests, survey responses, bug reports, and product comments.
## How we use information
We use information to:
- create and manage accounts;
- operate, test, and improve HomeOS Beta;
- resolve addresses and retrieve property-related information;
- organize, summarize, and analyze home-related materials;
- generate AI-assisted outputs, insights, summaries, and answers;
- provide support and respond to feedback;
- monitor performance, debug errors, and improve reliability;
- protect the service, users, and others;
- comply with law and enforce our terms.
## AI and service providers
We may use third-party service providers to operate HomeOS Beta. These may include cloud hosting providers, analytics and diagnostics providers, AI model providers, address validation providers, property data providers, mapping providers, email or support tools, and other vendors that help us provide the service.
These providers may process information on our behalf. We use them to provide, secure, monitor, and improve HomeOS Beta.
## How we share information
We may share information:
- with service providers that help us operate HomeOS Beta;
- with third-party data or integration providers as needed to provide a feature you use;
- with professional advisors, such as lawyers, accountants, or security consultants;
- if required by law, legal process, or government request;
- to protect rights, safety, security, and the integrity of the service;
- in connection with a merger, acquisition, financing, reorganization, or sale of assets;
- with your consent or at your direction.
We do not sell your personal information.
We do not use your uploaded home materials for third-party advertising.
## Retention and deletion
We keep information for as long as reasonably needed to provide HomeOS Beta, improve and secure the service, comply with legal obligations, resolve disputes, and enforce agreements.
During beta, deletion and export tools may be limited or may require contacting us. You can request deletion, account closure, or available export by emailing homeos@patternmail.com.
Deletion may not remove information that is public property data, licensed property data, aggregated or de-identified information, operational logs, legal records, security records, backup copies, or information we are required or permitted to retain. Deleting a file or message from a third-party source does not automatically delete a copy or summary you previously provided to HomeOS Beta.
Future features may change how home-related history is stored, shared, exported, or transferred. We will update this policy if those changes are material.
## Your choices
You can choose whether to:
- create an account or participate in the beta;
- enter a home address;
- upload documents, photos, notes, or other materials;
- provide beta feedback;
- request deletion or available export by contacting us.
You should only enter an address or provide materials when you have a legitimate purpose and the right to do so.
## Security
We use reasonable administrative, technical, and organizational measures designed to protect information. No system is perfectly secure, and we cannot guarantee that information will always remain secure.
Do not upload passwords, alarm codes, gate codes, lock codes, hidden key locations, private access credentials, or other highly sensitive security information unless a feature specifically asks for it.
## Children
HomeOS Beta is not intended for children under 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided personal information to us, contact homeos@patternmail.com.
## Changes
We may update this Privacy Policy from time to time. If we make material changes, we will provide notice through the app, by email, or by another reasonable method. The updated policy will be posted at https://www.patternmail.com/homeos/privacy.
